The Simplified Building Energy Model (SBEM) provides an analysis of a building's energy consumption. SBEM calculates monthly energy use and carbon dioxide emissions of a building given a description of the building geometry, construction, use and HVAC and lighting equipment

FMC’s personal are fully accredited Level 3 & 4 Energy Assessors trained with BRE, and  are suitably qualified for the provision of SBEM assessment calculations using the iSBEM software, in Northern Ireland and in the Irish Republic.
SBEM is the procedure for demonstrating compliance with the Northern Ireland Building Regulation Part F2 and the Irish Republic Building Regulation Part L, for buildings other than dwellings. The software calculates the annual energy use for a proposed building and comparing it with the energy use of a comparable 'notional' building.  In order to show compliance, certain criteria must be met.  This criteria includes material U-Values being used that are lower than a given value, air permeability being less than or equal to a given value and building / dwelling emission rates being less than the target emission rates (BER / DER <= TER) for the given building size and usage.

FMC Services can carry out these design calculations for you, to carry out the calculation there shall be information that the client will have to provide in terms of the building structure and proposed mechanical and electrical equipment, which will be held in the strictest confidence.

SBEM

There are 2 stages
The first stage (Design stage) needs to be completed and submitted to your Building Control Body or Approved Inspector at the same time as your Building Control Application.
The second stage (As-built stage) comes into force when the build is completed and a 'pass' Certificate will need to be produced for presentation to your Inspector. The final certificate includes all changes to the building design and your certified air test results.
What you need to do. Provide us with your drawings and details requested on our SBEM Data Form available on request from or office. We can accept AutoCAD formats of dxf or dwf, Acrobat pdf format, paper copies or sketch drawings as long as dimensions and details are clear.
